Avoid HIPs
If you don't already know, there is new government legislation enforced from the June 1st 2007 when selling your house or property. This new directive which has come from the European Union's headquarters in Brussels state that if you want to sell your home, you have to have a home information pack or HIPS for short before you put your house on the market. These can cost anywhere in the region of £400.00 to a £1000.00.
There is also concern over the amount of time it is going to take to receive your pack. First, you have to arrange for an inspector to visit your property to conduct an energy survey, who then has to go away to research, categorise and package the data he has collected. From here, you will have to wait for the pack to reach you. Once received, you are then able to put your home on the market. This applies to all residential, non commercial properties.

This will drastically increase the cost of selling your home, and also make it take longer to sell.
